Background

We love the country and this farm in particular. We want to share it with others who also enjoy the country lifestyle in a secure environment. We purchased here in1992 and have worked to improve the land which is a mix of good productive land and conservation areas.

Several years ago we contemplated the future of this size property with it’s unique land form.  We wanted to ensure the future land use was appropriate and sustainable, maintaining farm production while conserving the more sensitive areas.

People are very important to us and we want to give opportunity to enjoy and contribute positively to the rural environment. We were also aware of the demand for Rural Residential Living in this locality within one hour of Auckland and close to the east coast beaches.

We had observed that larger lifestyle blocks, such as  “5 acre” or “10 acre” often became a burden to the owners both physically and financially.

Our concept  achieves the key objectives of preserving the productive land, conserving the sensitive areas and offers top quality Rural Residential sites at affordable prices with real benefits to owners in the farm and conservation area.

Brief Description

driveway.jpgThere are 12 freehold lots averaging around an 1 acre (.4 hectare)  Each lot also owns an undivided 1/12th share in lot 2, the working farm and conservation land, which is surveyed at 97.6697 hectare. This Common Land is legally held by the lot owners as tenants in common in equal shares.
Each lot has access from the private, tar sealed road and serviced by underground electricity and telecommunications.

 

Ownership

Purchase of a freehold site has three components which link together.
  1. Freehold title for a Rural Residential lot. For example lot 10

Summary.


We have aimed to keep the administration as simple as possible while protecting all the lot owner interests and maintaining a high quality environment. Gracefarm Incorporated society is the administrative body. Three directors are elected to manage the affairs on behalf of the owner. Annual accounts are audited and presented at the AGM.  In the last 3 years Gracefarm Inc. Soc. has paid a dividend to each owner of $1,800pa.

This is an important part of the vision for Gracefarm. It is to be a profitable enterprise. NO body corporate fees are charged
